Intelligent conversation operations

WhatsApp for real estate agencies

Viewings, brochures and a buyer who takes four months to decide. The problem WhatsApp creates for property is that the conversation goes quiet for weeks — and a quiet conversation is a closed window.

What you send, and what it counts as

The category decides everything else: the price, whether it reaches somebody who opted out, and the criteria it is reviewed against.

A four-month sales cycle is 120 closed windows

Property buyers go quiet between viewings. Every time they do, you lose the ability to send free text and are back to approved templates — which is fine, but it means the templates have to exist before the silence, not after it. Agencies that discover this mid-deal end up calling instead, and losing the written record that WhatsApp gave them.

Re-opening a cold conversation

Hi {{1}}, a {{2}} in {{3}} has just come to market at {{4}}. Reply here and I will send the floor plan.

The double braces are variables WhatsApp fills per recipient. Meta rejects a template whose numbering has gaps, and Zanii catches that before you submit it.

Common questions

Can several agents share one WhatsApp number?
Yes, and that is the normal setup. A WhatsApp Business API number has no phone app — it is answered from a shared inbox, with conversations assigned to whichever agent owns the lead and internal notes nobody outside the team sees. When an agent leaves, the conversation history stays with the agency rather than on their personal phone.
Can we message a lead from a portal listing who never wrote to us?
Only with a template, and only one that is about the enquiry they made — "you asked about the two-bedroom in Marina Gate; it is still available and a viewing is possible Thursday" is utility about their own request. A general "new launches this week" to a portal lead is marketing to somebody who never consented, which is a TDRA complaint in the UAE and a RERA one when the lead reports the agent. Zanii records the enquiry as the consent basis on the contact, so the first template cites it.
Does CST apply to these messages?
Commercial messaging in Saudi Arabia is governed by the Communications, Space & Technology Commission. Sender identity and consent records are the parts audited in practice.
